Customer challenge

The concern was 'Will buyers walk in and feel confident, or will they see work and start negotiating the price down?' The homeowner wanted to sell the house but knew it would not show well as is. There were drafts from old windows, dated finishes, worn stairs, poor lighting, and areas that felt patched together from past rentals. There was an old unit that was really damaged and just pieced together, the homeowners wanted to convert it from a separate unit back to the main floor.

Our solution

We did a full top-to-bottom refresh focused on clean finishes, comfort, and buyer appeal. Key updates included: New front door and interior doors for a clean first impression Vinyl flooring throughout for warmth, durability, and consistency Staircase recap with a piano finish and black spindles Pot lights installed across the home to brighten every space Full window replacement with vinyl trim to stop drafts and cut maintenance Two bathroom renovations with new tubs, fixtures, fans, and lighting Removal of an old secondary kitchen to restore proper layout New deck finish with modern lighting French doors added to improve backyard access and flow Every decision was made with resale in mind. Clean lines. Neutral tones. Nothing loud or trendy that could turn buyers off.

Do I need to renovate everything before selling my home?

No. But buyers notice details fast. This project focused on the areas that affect first impressions and confidence.

Is vinyl flooring a good choice for resale?

Yes. It feels warm, holds up well, and looks clean. LVP like the ones used here are moisture resistant so they wont have to worry about swelling and they wont be hearing squeaks and as they walk through the house.

Why remove the extra kitchen?

Frankly, the extra kitchen was not supposed to be there in the first place. Removing it brought the home back up to code and saved both the seller and buyer a major headache.

Will pot lights really make a difference?

Yes. Bright homes feel bigger and newer. Lighting is one of the easiest ways to change how a home feels and give it that extra value that homebuyers cant explain but appreciate. They are also timeless.
